Interesting post, thank you. I own some REITS that have been broadening their European holdings, primarily health care REITS, but have also looked at WPC, which has been expanding in Europe, and own DLR in the data space, which also has EO expansions.
Are you aware of WPC and are there other US REITS that you recommend with a strengthening EU presence that might benefit from such diversification?

Do they also have A rated balance sheets like LI? That may explain the difference in EPRA discount. Interest rates for A rated companies should be heading below 1% in Euro. But quality spreads have expanded meaning BBB rated companies aren’t lowering interest expense as fast.

Author’s reply » Yes, I agree and leverage is what keeps me away from Hammerson (besides bad management, but that's another story). URW is A rated, (funnily A- for Fitch and A for S&P, the exact opposite of Klepierre). Eurocommercial is officially unrated but is on the BBB side, more leverage and higher yield, but I know how they manage the properties in Italy and I think they are good at the job. Their interest rate is not too bad (about 2%) but Klepierre just placed that 0.6% bonds... wow.
D/EBITDA: Klepierre and URW ~8.0x, Eurocommercial ~11x
LTV: Klepierre and URW 37%, Eurocommercial 46%

I really like Klepierre and URW but that darn WHT keeps me from investing. Is it possible to sell puts (using IB) instead for exposure? I don’t think there’s WHT for cap gains which is what put selling would result in.
