Moet je wel cash hebben dat je in wilt zetten in URW. Ik probeer juist een gespreidere porto op te bouwen waarin URW relatief kleiner (is nu >>>>>7%) word zodat mn margin wat comfortabeler gaat worden.

Wel de European Systemic Risk Board doet deze waarschuwing voor het eerst.

This is the first “general warning” about risk the ESRB has issued since its creation in 2010 on the eve of the eurozone sovereign debt crisis.

Gaat dit echt de fundamenten van REITS aantasten ? Dat denk ik niet. Maar je hebt gezien wat koersen kunnen doen in zulke omstandigheden. Het zijn de grote jongens die gewoon verkopen ongeacht de fundamenten. Dat is wat je nu al ziet gebeuren.
Ik bedoel minimaal 12% verw. div rend. bij een rente van 2.6% is natuurlijk nogal overdreven.

Maar het kan altijd erger.......
Wat juist mooie kansen bied.
Mocht URW bv echt naar de 30 gaan, dan ga ik door mijn geschreven puts vol in URW op margin ook. Maar dat vind ik dan niet erg :-) Dat bied namelijk dezelfde kansen weer als tijdens covid en kan je dus makkelijk weer 100% of meer halen in een jaar.

Ik denk dat dit risico bij URW redelijk te overzien is:
- volledige winst gaat naar schuldaflossing; behalve die van dit jaar want die gaat naar de Capex van Hamburg Ubersee maar ook hier daalt de ltv van want de schuld blijft gelijk maar waarde assets stijgt;
- de IFRS LTV zit ver onder de covenant levels van 60%;
- door de Santa Anita deal van sub 6% niy ligt toch wel een bodem in de markt qua us flag ship waardering;
- waarderingen europese malls zullen dalen door rentestijging alhier, maar de risk free rate is nog steeds niet schrikbarend hoog en daar staat indexatie huren en vooralsnog dalende leegstand tegenover;;
- rente is voor 5 jaar gehedged op 2% dus ICR zal stabiel blijven;
- door de kredietlijnen en verkopen is de komende 3 jaar een beroep op de kapitaalmarkt niet nodig.

Risco afwaarderingen bijj logistieke hallen, kantoren en woningen groter want die staan nog sky high in de boeken.

Stomme vraag misschien:
Ik snap dat met oplopende rente toekomstige financiering lastiger wordt. Maar URW heeft nog een aantal jaren aan afspraken op de plank dus geen urgente noodzaak.
Daarnaast is er sterke inflatie : Winkeliers moeten natuurlijk hun energierekening betalen maar rekenen hun kosten door naar de eindklant.
Is de de dalende marktprijs nou gebaseerd op de stijgende rente of op het risico dat straks de klanten thuisblijven en geen kleding en warme broodjes meer halen?

Featuring a lineup of both celebrity and local brands, the new shopping and dining program will open in phases as part of the new Terminal 3 experience when Delta begins flight operations early next month. It will include five new eateries from local favorites to celebrity-owned restaurants opening for the first time at LAX including rapper Ludacris and Jackmont Hospitality’s Chicken + Beer, which offers Southern-style comfort food and famous chicken & waffles, and Top Chef star Nyesha Arrington’s Native, which delivers fresh California-inspired cuisine. Favorites among Angelenos include, Alfred, which will serve innovative coffee and tea drinks, and the popular mission-based bakery Homeboy, featuring fresh handmade sandwiches, baked goods and express checkout. Featuring Amazon’s Just Walk Out technology, Hudson Nonstop gives guests the convenience and speed of paying for their purchases without having to stop at a checkout. The ten new restaurant and retail concessions are part of LAWA and Delta’s $2.3 billion-dollar modernization project to consolidate Terminals 2 and 3. Set to be completed in 2023, the 1.2-million-square-foot, 27-gate complex will provide an easy-to-navigate customer journey as well as airside connection to the Tom Bradley International Terminal. A phased opening of the new concessions began earlier this summer with Gameway, Homeboy and A/K Boulevard. The remainder of the concessions are expected to open by summer of 2023.

As part of LAWA’s commitment to diversifying the airport concessions environment, each concession opening in Terminal 3 includes at least one Airport Concession Disadvantaged Business Enterprise (ACDBE) partner, bringing the total minority business participation to more than 35% across the 10 new units. Certified ACDBE firms must meet eligibility standards established by the U.S. Department of Transportation (USDOT), including ownership of at least 51% by a socially or economically disadvantaged individual and management, and daily business operations controlled by at least one of the socially and economically disadvantaged owners.

Los Angeles World Airports (LAWA), Unibail-Rodamco-Westfield Airports (URW) and Delta Air Lines, announced new details on the dining and retail experience for Terminal 3 at Los Angeles International Airport (LAX).

The new concessions will open in 2023 as part of LAWA and Delta’s 2.3 billion modernization project to consolidate Terminals 2 and 3. Here are four things to know about the new program before it opens.

1. There are five new eateries
The terminal will see its offerings expanded with a mix of local offerings and celebrity-owned restaurants. This includes Chicken + Beer, Native, Alfred, Homeboy and Jamba locations. Mike SALZMAN while Chicken + Beer is a venture between rapper Ludacris and Jackmont Hospitality.

2. Service will be faster
A key element to LAX’s concessions program incorporates the ability of travelers to order ahead via the LAXOrderNow app. Mobile ordering allows customers a wider variety of options and faster service by placing the order via a smartphone. All orders can be scheduled for pickup or delivery by the traveler. LAWA first embraced mobile ordering during the pandemic and continues to grow its usage.

3. Amazon’s Just Walk Out technology is coming
Terminal 3 will include a Hudson Nonstop location featuring Amazon’s Just Walk Out technology. Travelers enter a credit card or hover their palm to enter the store. There is no checkout process leaving the location as they’re automatically charged for the items they leave with. Just Walk Out technology is growing in North American airports as the popularity of the service increases with the public.

4. There is 35% ACDBE participation
Each concession opening in Terminal 3 includes at least one Airport Concession Disadvantaged Business Enterprise (ACDBE) partner, bringing the total minority business participation to more than 35% across the 10 new units. Ik denk allebei, maar vooral de stijgende rente. Dat is een soort van reflex waarbij alles over een kam wordt geschoren.

Een stijgende rente en een recessie kan natuurlijk ook problemen opleveren voor de huurders (afhankelijk van hoe ze hun funding hebben geregeld en hoe recessie-proof hun omzet/winst is), waardoor er ook een hoger risico is op huurachterstanden, huurderdefaults, lagere bezettingsgraad etc. voor URW. Mensen die nu op hete kolen zitten, met de handen in het haar, erg zenuwachtig worden van al het slechte nieuws en de forse koersdalingen, kunnen dan wel eens met de voeten stemmen en het aandeel verkopen.

De long-beleggers met voldoende buffers en geduld wachten geduldig af en schrijven nog wat putjes om te profiteren van de onrust. Of wat aardiger en socialer opgeschreven: om tegen betaling te helpen de angst wat weg te nemen bij degenen die daar behoefte aan hebben...

Unibail rondt verkoop Villeneuve 2 af
Aandeel sluit 6,4 procent hoger.

(ABM FN-Dow Jones) Unibail-Rodamco-Westfield heeft de verkoop van winkelcentrum Villeneuve 2 afgerond. Dit meldde het vastgoedfonds vrijdag nabeurs.

Op 21 juli 2022 kondigde het concern de verkoop aan van het winkelcentrum in de regio Lille.

Met de verkoop van Villeneuve 2 heeft Unibail 3,2 miljard euro aan desinvesteringen afgerond, wat neerkomt op 80 procent van het Europese desinvesteringsprogramma van 4,0 miljard euro.

Het aandeel Unibail-Rodamco-Westfield sloot vrijdag 6,4 procent hoger op 42,89 euro.

Dat zal wel meevallen, de retailers die te veel in de schulden zaten hebben de Coronalockdowns natuurlijk niet overleefd. Toen was er immers gedurende langere tijd géén omzet (maar was er wel rente en aflossing te betalen). een stijgende rente die echter nog steeds relatief laag is en/of een milde recessie... dat gaat nu echt geen retailers doen omvallen. Aankomende maanden sowieso niet, want de komende paar maanden gaat het echte geld verdiend worden.

Verder bedenk ik me nu opeens dat dat ESG-gebeuren toch zeker nog ergens goed voor is geweest. Winkelcentra van de beursgenoteerde bedrijven zijn daardoor in de afgelopen jaren flink energiezuiniger gemaakt. Dat komt nu mooi uit. Wel gaan de prijzen voor de producten in de winkel uiteraard omhoog. Daar hebben alle retailers allang een voorschot op genomen. Je bent ondernemer, of je bent het niet.
